DZ HYP is financing the “green heart” of Stuttgart's Schlossgarten district

Stuttgart's Königstraße is getting a new look. The plans for the Schlossgarten district promise attractive and highly sustainable urban development that invites people to work, shop, stay overnight and much more.

DZ HYP is providing the financing for the centrepiece of this Schlossgarten district, Königstraße 1c. The property has a history stretching back more than 60 years, and was a large department store that attracted crowds for decades. Now, LBBW Immobilien Group is planning a comprehensive revitalization that will transform Königstraße 1c into a new, sustainable attraction in Stuttgart.

The aim is to achieve both DGNB certification and ESG verification for the EU taxonomy for the office and commercial building. The central importance of sustainable construction will be immediately apparent. The roof areas – spread over three levels of the building – will be greened and designed with mosses, low grasses and as gardens. In addition, the property will be built using a hybrid timber construction method and will be based on the circular economy. Numerous components will be returned to the construction cycle and almost all components will be part of the ecosystem for circular construction.

Most of the new office space will be used by the state of Baden-Württemberg. There will also be retail and restaurant space on the ground floor. Completion is planned by the end of 2026.
